PART EXCHANGE PROPERTIES
Take the hassle out of house buying. This facility allows you to buy a new home without having to sell your existing home first!
Buying your new home can be hassle-free with our Part Exchange Scheme
- If you wish to Part Exchange your existing house with Enterprise Heritage, we will arrange for three local estate agents to value your home and then instruct our surveyor to carry out a survey of your property.
- Based on the figures provided by these parties, we will make you an offer for your home.
- There will be no estate agents' fees to pay and completion can be swift and hassle-free.
Part Exchange Scheme
- The value of your existing home must be lower than the one you are purchasing, and its acceptance under our Part Exchange Scheme will depend on the differential between its value and the new home you intend to buy and its potential saleability.
- We reserve the right to refuse a property put forward for part exchange.
- An Enterprise Heritage representative will arrange to visit your existing property and three local agents will be asked to provide valuations based upon a quick sale, following which we will offer and agree the price to be paid between us.
- Our offer will be based upon the assumption that floor coverings, other fixtures and fittings (including kitchen appliances) will be left in the property, all services left connected and the premises cleaned and ready for occupation.
- This offer will be subject to:
- Structural survey
- A retention of £500 to be held by your solicitor pending our inspection of the premises on completion
- Formal contract
- Formal confirmation will be sent to you and your solicitors and we will immediately instruct our surveyor to carry out the structural survey.
- Upon receipt of the surveyor's report, we will advise you of any essential repairs considered necessary and we will instruct our agents to market the property. Your co-operation in showing any interested applicants around will be appreciated.
- On completion day we will arrange for final inspection THAT DAY and, if all is well, we will immediately advise your solicitor to release the retention.
